This site is located within the Williamstown Beach Heritage Precinct, in a streetscape identified as being contributory to the significance of the heritage place. The impact of the height controls contained within the Design and Development Overlay affecting the site could potentially stifle the client’s ambition to create a special family home, which incorporated substantial views over Williamstown beach and across the bay.
Clause:1 was initially engaged to provide advice, prepare, lodge and manage the town planning application to redevelop the site. As anticipated, Council’s heritage advisor was unwilling to support the proposed demolition and redevelopment, and the application was refused. Clause:1 then represented our client at VCAT and succeeded in having the decision overturned and a permit issued.
